Occupancy Check Service Requirements

Occupancy Check is a service used when a seller or tenant has gone silent and the member needs to confirm whether the property appears occupied or vacant.

The purpose of this service is to visit the property, observe visible signs of occupancy, and upload clear proof photos and notes.


Before You Go

Please review the order instructions and confirm:

  • Correct property address
  • Any special instructions
  • Any requested contact or access details

Do not force entry, open doors, or enter the property unless the order clearly allows access.


What to Check

Look for visible signs that may show whether the property is occupied or vacant, such as:

  • Vehicles in the driveway
  • Lights on inside the property
  • Open windows or curtains
  • Personal items outside
  • Trash bins, mail, or packages
  • Lawn condition
  • Signs of damage, vacancy, or neglect

Only observe what is visible from safe and accessible areas.


Required Photos

Please upload clear photos showing:

  • Front of the property
  • House number, if visible
  • Driveway or parking area

Photos should be clear, in focus, and taken before leaving the property.


Notes Required

Please add short notes explaining what you observed.

Example:

“Property appears occupied. Vehicle in driveway, lights on inside, and trash bins near the curb.”

or

“Property appears vacant. No vehicles present, overgrown lawn, and no visible activity.”


If There Is an Issue

If you cannot safely complete the check, contact the team before leaving and upload photos showing the issue.

Examples include:

  • Unsafe property condition
  • Occupant refuses interaction
  • Wrong or unclear address
  • No visible house number

Missing photos or unclear notes may delay order approval and payment.
